Construction defects has been an up and down topic for several years now – with minimal movement. Everyone agrees a solution is imperative, and this session has seen several bills introduced, but so far none of them have been able to make it through and have died in the “Kill Committee.” Both parties have their flagship crusaders. Colorado Gov. John Hickenlooper himself has touted the construction defects laws as a barrier to affordable housing and has repeatedly called for a solution.
So why aren’t viable solutions being taken seriously? Is it that both sides of the aisle are unable to compromise on each other’s bills? Are generous lobbyists creating behind the scenes chaos?
Who knows. But when the time comes, Bryan Construction’s Multi-Family construction group will be ready to deliver the best in Next Generation, or commonly referred to as NextGen, condo living.
At the moment, Bryan Construction is steadily building apartment communities which boast high-quality amenities such as: modern clubhouses, extended indoor and outdoor entertainment spaces, high technology systems, and beautiful pools, spas, and fitness rooms.
Apartment communities are no longer simply places to sleep. Over the years, Bryan Construction has seen developers raise the bar to design communities where tenants not only want to sleep and play in the pool; but they now include convenience amenities such as work-from-home clubhouse space, dog washes, bike shops, dry cleaning drops, and door pick-up trash service. Even the basic affordable housing units incorporate granite counters, pendant lighting, and wood tile floors.
Apartment communities are also being built as mixed-used spaces, where the lower floors house business, restaurants, and office space while apartments sit on the floors above. Bryan Construction recently completed an ultra-urban mix-use property recently at 35th & Larimer in Denver, CO. Currently, a much larger mixed-use project is being built in Lousiville, CO called DELO.
It no wonder apartments are renting around $1,200 – $1,500 for a one-bedroom units. But hopefully this will be the year the construction industry gets the green light to start building condo communities again, which effectively will help lower the cost of both apartments and custom-built homes.
