As Bryan Construction approached the handover of the facility, the owner’s management team realized it needed additional hand railing to comply with the state’s accreditation standards for PACE accreditation. In response, BCI took swift action to resolve the issue. The team expedited the procurement process, achieving a turnaround time of just 12 days instead of the typical six to eight weeks. This quick response required close coordination with the owner and material suppliers, allowing BCI to facilitate installation without delaying the crucial accreditation inspection.
Regular communication and collaborative planning ensured that all aspects were addressed promptly, fostering a cohesive team environment. This approach not only allowed the construction team to navigate the complexities of the renovation but also helped build a facility that is both functional and welcoming, ultimately preparing the PACE program for its accreditation and ongoing success in serving the elderly community.
Why This Project Stands Out
This project involves a critical transition in occupancy classification from Group B to Group I-4 within part of the tenant space, transforming it into an adult care facility. This change necessitates stringent fire safety measures, including detailed fire ratings and assembly specifications. These enhancements ensure that walls and structural elements meet the higher safety standards required for a care facility, providing a secure environment for clients. In contrast, Group B occupancy, typical of general office spaces, involves fewer safety regulations.
To improve operational efficiency and enhance comfort within the facility, new rooftop HVAC units were installed, along with significant upgrades to the electrical, plumbing, fire sprinkler and alarm systems. The exterior improvements comprised re-striping the parking lot and installing new fencing and gates to enhance both safety and security for clients and staff alike.
Integrating a thoughtful layout designed explicitly for the needs of adult care clients, including accessibility features and space for comfort and social interaction, further sets this facility apart.

During this project, BCI implemented several innovative safety programs to ensure the team’s well-being and the site’s security.
